Frequently Asked Questions

We stand out through our unique blend of sustainability-first design, expertise in PDR conversions, and local market knowledge of the West Midlands. Unlike large-scale developers, we focus on smaller, high-impact projects (3-15 units) that prioritise eco-friendly materials, energy efficiency and community integration. Our founders’ combined experience in complex commercial operations and athlete performance psychology ensures a disciplined, well-being-oriented approach to creating homes. Explore our story on the About Us page.

A minimum margin helps protect each project against market changes, cost overruns, and delivery risks. It builds resilience into our developments, ensures disciplined decision-making at acquisition stage, and allows us to deliver quality outcomes without compromising long-term viability.

Yes, we actively seek partnerships with private investors. Investors can benefit from our expertise in sourcing, securing, and developing high-potential properties, targeting strong returns through our proven GDV margin model. For current opportunities, please contact us directly.

We focus on commercial properties, primarily within Use Classes E (Commercial, Business, Service) and others suitable for residential transformation (Class C3). Our target properties are typically underutilised offices, retail units, or light industrial spaces located in high-demand areas within a 30-mile radius of DY3 in the West Midlands.

Sustainability is core to our brand. We integrate eco-friendly materials, appropriate energy-efficient systems, high-performance insulation, and water-saving technologies into every project. We believe in building homes that are not only modern and desirable but also future-proof and responsible.

We cater to a range of buyer personas, dependent on project. Each development is marketed with these specific needs in mind, using targeted digital marketing and local agent partnerships.

We employ a multi-layered strategy to mitigate risk: rigorous financial due diligence on every deal, detailed cash flow projections, diversified funding sources (development finance), and a holding company structure that isolates project risk.

Our strategy is tailored to minimise personal capital exposure while maximising potential gains. We use a mix of development finance, bridging loans and private equity. For larger projects or portfolio growth, we may access government schemes like the Home Building Fund. This flexible approach allows us to scale efficiently while offering clear, structured opportunities for investor participation.

We are always interested in reviewing potential properties with potential for development. Ideally we look for freehold commercial buildings (e.g., former offices, light industrial units) within a 30 mile radius of our target area, Wolverhampton. If you have a property you believe may be suitable, please `Submit Your Property Details` through our contact form, and our acquisitions team will be in touch.
